If you have been turned down by the bank because they didn't like the borrower or the property, then please keep reading...    Your loan could be closer than you think.

I only lend to people or properties that DO NOT meet the ridiculous requirements of a bank.

Here is the Deal:
  1. Your credit can range from horrible to great.
  2. I will lend on any type of land (lots to acreage).
  3. Cash back refinances or purchase transactions.
  4. I will lend between 40-50% of the purchase price.  If you have owned the property for over 1 year then the "as-is" appraisal value is key.
  5. I have to be in 1st position, the seller can carry a 2nd position loan.
  6. I do NOT make residential home loans unless it is on 25 or more acres.
Typical Loan Terms:
  1. 10.95% - 14.95% interest rate
  2. 1 year balloon date on the loan.
  3. 4-7 points deducted at loan closing.
  4. Appraisal to verify property value must be ordered by my office.  Borrower will need to pay for the appraisal up front directly to the local appraiser I choose.

The tradeoff for NOT having to go through the bank nonsense, is that my money is much more expensive.

How do you proceed?

What I need:
  1. A standard hard money application on the individual borrowers (if married both spouses).
  2. A copy of the Purchase & Sale Agreement (if a purchase transaction).
      Additional items that would help me make a lending decision:  Pictures, any old appraisals.

The loan in Process:
  • I would issue a Letter of Intent based on the facts of your application.
  • I would then order title work and appraisal from an office local to the property.
  • You will need to pay for the appraisal up front to the local appraiser I choose.
  • Once the appraisal of the property and the title work is delivered to my office, the closing documents will be prepared and loan closing will be set up usually within a day or two. 

    Understand, I am assuming that there are NO surprises on the title work or appraisal.
  • Loan closes, funds disbursed.  Quick easy, common sense.
What I don't do:
  1. NO Bank Red Tape.
  2. NO Loan Committees.
  3. NO Tax Returns or Bank Statements.
  4. I CANNOT Make a residential home loan.
